My experience with listing agent Bryan Herman was unacceptable, and I strongly advise others to think twice before working with him. He listed my home but completely failed to close the deal. Despite a buyer being secured and a possession date set, I never received the sale funds. The money was not transferred to my lawyer’s trust account, and no clear explanation was provided as to why. The deposit collected was only $10,000—far below the standard expectation of around 5%—and I was never given a proper breakdown of how or why this amount was handled the way it was. On top of that, the contract included a 50/50 split of the deposit, which left me exposed as the seller when the deal collapsed. Communication was extremely poor. Calls were ignored, and when I did manage to reach him, he avoided accountability and claimed he was simply “following instructions.” At one point, I had to hide my caller ID just to get him to answer, only to be dismissed. The buyers he brought forward were not financially qualified and ultimately failed to secure financing, causing the entire transaction to fall apart—even after I had already moved out of my home. This experience showed a serious lack of professionalism, accountability, and protection of the client’s interests. A listing agent is supposed to safeguard the seller—this did not happen here. I have since relisted my property with a different agent who is handling the process professionally and effectively. Based on my experience, I do not recommend Bryan Herman. Proceed with extreme caution and make sure you fully understand every term in your contract before signing anything. Even one-star rating feels far too generous for Clawn Bryan Hermam.
